Selling a fire-damaged house in Jonesboro or Paragould
JonesboroParagould
Fire damage is the kind of “as-is” people mean when they say as-is. Smoke, water from the trucks, a roof you can’t ignore, and an insurance file that may or may not be finished. I’m Rusty. I buy houses for cash in Jonesboro, Paragould, and the rest of the Northeast Arkansas beat I work. I’m not an adjuster and I’m not a contractor bidding your rebuild.
I am a buyer who will look at a damaged house and tell you if I can take it as-is — without you spending six months living in a claim.
What I need to know on day one
Where the house is. How bad it is, in honest English. Whether anyone is living there. Whether insurance is still open, already paid, or denied. Whether the city or county has boarded it or posted anything. Surprises don’t raise my offer. They delay it.
I’m not giving insurance advice. If you have a claim, talk to your carrier and your own people. My offer is for the property in the condition I can see, with title that can close. Don’t hide a fire. I’ll find out.
Why a retail listing is a hard sell here
Loan-qualified buyers want a house a lender will fund. Fire and water damage fight that. Inspectors write novels. Appraisers get nervous. You can rebuild and then list. That’s a real path if you have time, money, and stomach. A lot of owners don’t. They want the lot and the headache off their name.
A cash buyer prices the work. You don’t stage a burned kitchen. You don’t pretend the smell isn’t there. I buy under retail because I take that work and that risk. I’ll show how I got to the number.
Jonesboro, Paragould, and the corridor
Same process in both towns. Jonesboro / Craighead. Paragould / Greene, including places off Highway 412. Brookland and Bono if that’s the house. Send the address even if you’re embarrassed by the photos. I’ve bought tired houses. Fire is a condition problem, not a character problem.
Vacant damaged houses invite more trouble the longer they sit — weather, copper, kids. Sitting has a cost that doesn’t show up on Zillow.
Close when title is clean, not when the rebuild is done
If you can convey and the search is clean, we can often close in about 7–10 days. If the insurance check, a contractor lien, or a city notice is in the way, title will say so. I don’t hide that. I do not promise who pays which closing-cost line on this page. That belongs in the written agreement. No realtor commission from me.
I work this market regularly. I do not live in Arkansas full-time — about a week a month on the ground when deals need me. Call (870) 219-2255. Tell me it had a fire. I’ll tell you if I can make an offer.
As-is in general: cash sale vs listing. Process: how it works.
