FAQ
Questions sellers actually ask
I’m Rusty. These are the questions I hear from Jonesboro and Paragould owners, answered like a person, not a brochure. Call (870) 219-2255 if yours isn’t here.
I buy houses for cash in Craighead County and Greene County. I work this market regularly. I do not live in Arkansas full-time. About a week a month I am on the ground when deals need me, and you still get me on the phone, not a national call center.
Are you listing my house, or buying it?+
I’m buying it. I’m not a realtor and I’m not putting your house on the MLS. If the house fits, I write a cash offer and I close at Lenders Title in Jonesboro. After that it’s my problem. I usually fix it up and sell it or keep it as a rental. You deal with me, not a listing team.
Do I have to repair or clean anything to sell as-is?+
No. As-is means as-is. Skip the contractors. Skip the dumpster. Leave the stain you’ve been side-eyeing for three years. I factor repairs into the offer so you don’t spend money first. Cleanup after closing is mine.
Will I get a fair cash offer in Jonesboro or Paragould?+
I buy below retail. That’s how I pay for repairs, holding costs, and the risk of taking the house as-is. What you get is a clean cash number, no commissions, and a close that doesn’t wait on a bank. I’ll walk you through how I got to the number. If listing for more money is the better path, I’ll say that too.
How do you come up with the offer?+
Location, condition, what it needs, and what similar Craighead County or Greene County houses actually sell for. I don’t mail you a mystery number from a spreadsheet in another state. I’ll tell you what I’m looking at, including if I can’t make a number work.
Are there realtor fees or commissions when I sell to you?+
None from me. No agent commission. Who pays which closing-cost line belongs in the written purchase agreement, not a slogan. You see one cash number. I make my money on the work after I own it.
How is a cash sale different from listing with an agent?+
An agent lists the house and hopes a buyer’s loan goes through. That can take months, and commissions often run 3-6%. I am the buyer. I use my own cash. We can often close in 7-10 days, or later if you need time to move. Retail still needs their inspector and their lender. I already priced the ugly parts.
Is there any obligation if I send the cash-offer form?+
None. You tell me about the house. I look at it and make an offer if I can. You can say no. I won’t hound you. I’m a person, not a call center with a quota. I buy houses in Jonesboro, Paragould, Brookland, and Bono.
How fast can we close in Craighead or Greene County?+
Once you accept and title is clean, we can often close at Lenders Title in Jonesboro in about 7-10 days. Estates, old liens, or a missing signature take longer. Need a later date because of school or a move? We pick that day. Fast is available. It is not mandatory.
Can I sell if I’m behind on payments or facing foreclosure?+
Sometimes. I can’t stop a sale that’s already gone too far, and I’m not your attorney. If you can still legally sell and the title can close, a cash buyer who moves quickly can matter. Call early at (870) 219-2255. Waiting until the last notice usually makes the file harder.
What if I inherited the house or there’s little equity?+
Inherited houses close when someone has authority to sign (will, executor, or Greene/Craighead probate far enough along for title). I can’t waive that. I can give the family a real cash number. Little or no equity: I’ll tell you if the math works. A cash offer is not a magic payoff.
Can I stay in the house after we close?+
Ask before we write the contract. Betty in Paragould stayed a couple of weeks after closing; I helped her move. Short overlap is sometimes possible. Don’t assume it. Put it in the agreement.
