Northeast Arkansas sellers get told there’s one “right” way: list with an agent, wait, net more. Sometimes that’s true. Sometimes it’s a brochure. I’m Rusty. I buy houses for cash in Jonesboro and Paragould. I work this market regularly. I’m not a realtor, and I’m not going to talk like one.
Here’s the actual fork: retail listing versus an as-is cash sale to a direct cash buyer. Different jobs. Different math.
What a realtor is for
An agent lists the house, markets it, negotiates with buyers, and gets paid a commission — often in the 3–6% range of the sale price, plus the other side’s commission in a typical deal. They are not buying your house. They’re hoping a qualified buyer shows up and a lender funds.
That path can work on a clean house in a part of Jonesboro or Paragould that shows well. You wait through showings. You may do repairs an inspector dreamed up. You keep paying the note, insurance, and utilities while it sits. If the buyer’s loan dies, you’re back to Saturday open houses.
What I am for
I am the buyer. Cash. As-is. I don’t need a mortgage. I don’t need your house to photograph like a magazine. After I close, I usually fix it and sell it or keep it as a rental. That’s my risk, not yours.

The paperwork still goes through a title company. The house is still in Arkansas. Whether you’re off Highway 49 in Jonesboro or closer to downtown Paragould, the question is the same: do you want a chance at more money over more time, or a defined cash number on a date you pick?

“As-is” with a retail buyer still means their inspector and their lender get a vote. As-is with me means I already priced the ugly parts. That’s the difference people miss.
Don’t pick based on a slogan
Get a listing opinion if you want one. Get a cash offer from me. Put them on the same kitchen table. Include holding costs and commissions on the listing side. Then decide like an adult.
