How I actually buy the house

Call me — or send the address
I need the property, what’s going on, and when you want to be done. That’s it. You can skip the life story. Or tell me the life story. Either works.

I put a cash number on it
Often during the first call. The number is based on condition, location, comps, and what I’ll have to put into it. I’ll show my work. If I can’t make it work, I’ll say that too.

You pick the closing day
We close at a local title company. Seven days is common. Seven weeks is fine. You’re not on my stopwatch.
As-is. All cash. No extra theater.
- What “as-is” means
- You don’t repair, stage, or deep-clean. I factor the work into the offer. After I own it, the dumpster and the roof are mine.
- What “all-cash” means
- I don’t need a mortgage. The offer is the amount you get at closing — not a maybe that dies in underwriting.
- How fast is fast?
- I can often get you a number in a day. Close in about 7–10 days at a local title company. Traditional listings can sit 90+ days while you keep paying the house.
- What if I don’t need fast?
- Then we pick a date that works. Move, school, probate — I can wait.
- Will this be a lowball?
- I buy under retail because I take the repairs and the risk. I’m transparent about that. If you can list, wait, and maximize price, an agent might be the better path. If you want certainty, I’m the better path.
