Selling a house in probate in Craighead or Greene County
JonesboroParagould
Probate is the legal process. The house is the thing still getting a water bill while siblings decide what “fair” means. I’m Rusty. I buy inherited houses for cash in Craighead County and Greene County — Jonesboro, Paragould, and the towns around them. I’m not a probate attorney and I’m not going to pretend I am.
What I am: the buyer who can take the house as-is once someone has authority to sign and a local title company will close it.
What I can and cannot skip
I cannot waive probate. I cannot close on a “we all agreed at Thanksgiving” if the title company needs letters, an executor, or a court order. Arkansas title offices have seen every version of this. They’ll tell you what’s missing faster than a family group text.
What I can do while that’s getting sorted: look at the house, talk through condition, and put a cash number on the table so the family is arguing about a real offer instead of a Zillow screenshot.
Craighead County vs Greene County
Jonesboro files go through Craighead County. Paragould files go through Greene County. Different courthouses, same buyer. If the house is in Jonesboro or toward Brookland / Bono, start at sell my house fast in Jonesboro. If it’s Paragould or on the Highway 412 side, use sell my house fast in Paragould. Close and not sure? Send the address.
Out-of-town heirs are common. Somebody drew the short straw and now they’re paying insurance on a house they don’t live in. You don’t have to become a remote landlord to “wait for spring.” Distance is a reason to close.
You don’t have to clean it out first
Most estates are not looking for a weekend of dumpsters. Furniture, boxes, the shed — we can talk about leaving it. I’d rather you not spend a month sorting before you even know if you’re selling to me. As-is means I factor the mess and the roof into the offer.
I buy under retail. Estates sometimes want top dollar and a two-week close. Those two things rarely travel together. I’ll be honest about which one you can have. No realtor commission on a sale to me. I do not promise who pays which closing-cost line. That belongs in the written agreement.
How a probate cash close actually runs
When authority is in place and the search is clean, we often close in about 7–10 days at a local title company. If the estate is mid-stream, we wait on what title needs — I’m not going to promise a Tuesday I can’t control. I won’t disappear when the search finds a 1998 lien nobody released. We deal with it or we don’t close.
I work this market regularly. I do not live in Arkansas full-time — about a week a month on the ground when a deal needs me. You get me on (870) 219-2255. Tell me it’s an estate. I’ll tell you what I need.
