What to expect when we close cash in Craighead or Greene County

“We can close in 7–10 days” sounds like a slogan until you’ve sat in a title company in Craighead County or Greene County and signed the stack. I’m Rusty. I buy houses for cash in Jonesboro and Paragould. Here’s what that close actually looks like — without inventing timelines I can’t control.
Day one is information, not magic
You send the address or we talk on (870) 219-2255. I look at the property and make an offer if I can. If you accept, we open a file with a local title company. They search the title. That’s the part that decides whether “fast” stays fast.
Clean title — one owner, no surprise liens — moves quicker. Estates, old mortgages that were never released, judgments, a missing spouse on the deed: those take longer. I don’t hide that. Title companies in this part of Arkansas have seen all of it. They’re the ones who tell us what’s in the way.
What you sign, in English
A purchase agreement that says I’m buying the house as-is, for a cash price, on a date. Then, at closing, the documents that transfer the deed and settle the money. You are not signing a listing agreement. I’m not your agent.
Bring ID. If you’re married or there are co-owners, they need to be in the conversation early — not the morning of closing. If this is an estate, bring whatever authority the title company asked for.
Where we close
A local title office — Jonesboro if that’s easier, or whichever reputable company can handle a Greene County parcel if the house is in Paragould. You sit at a table. You sign. Funds are handled through title, not a suitcase. That’s the point of using them.
I typically cover the usual closing costs on my side of the transaction. You still need to understand any payoff on your mortgage or taxes. Title will line that out. I’m not your accountant either. I am the buyer writing the check that makes the file balance.
How long it really takes
When title is clean and everyone’s reachable, about a week to ten days is common. Need a later date because of school in Jonesboro or a move out of Paragould? We schedule it. “Fast” is available. It is not mandatory.
I cannot promise a Tuesday close if the search finds a 1998 lien nobody released. I can promise I won’t disappear when that happens. We deal with it or we don’t close. You don’t get surprised at the table if we stay in contact.
After the ink
Keys and possession follow what we agreed — sometimes same day, sometimes you stay a bit. I’ve done a short stay-after-close when someone needed to finish a move. Ask before we write the contract, not after.
Utilities, insurance, the lockbox — we cover that in the conversation. The house becomes my problem. That’s the whole product.
